When are your Awaab's Law deadlines?
Since 27 October 2025, social landlords in England have had fixed timescales for damp and mould and emergency hazards: 24 hours to make an emergency safe, 10 working days to investigate a significant damp and mould hazard and 5 working days after that to complete safety work. Phase 2 adds further hazards from 30 November 2026. Scotland's own rules have applied since 6 October 2026.
Enter the date you became aware of a hazard to see each deadline, excluding weekends and bank holidays. Then make sure your contractor's response sits inside it.
Damp, mould and hazard timescale planner
Rules checked 31 October 2026A planning aid based on the Hazards in Social Housing (Prescribed Requirements) (England) Regulations 2025 and the Investigation and Commencement of Repair (Scotland) Regulations 2026, as checked on 31 October 2026. It is not legal advice. We found no equivalent timescale law in Wales or Northern Ireland when we checked in October 2026.
How we work
What makes a contractor easy to work with?
One accountable contractor
We manage our own site teams and specialist subcontractors, so you have one point of contact and one set of records. We can take the CDM principal contractor role where you appoint us to it.
Evidence built in
Photographs, attendance and access records, readings and certificates on every job, matched to your order or report line by line.
Residents treated with respect
Written notice, a named contact, identification, and reasonable adjustments for residents who need them.
Straight answers on certification
Where work needs a registered or certified person, we confirm in writing who will do it and what they hold, before you appoint us.
Damp and mould
Why does mould keep coming back?
Because the cause has not been fixed. Most mould in social homes comes from condensation that the home cannot get rid of, a cold spot in the structure, or a leak. Washing it off treats the symptom; the call comes back within weeks.
- Readings and a written diagnosis on every case
- Humidity-controlled extract, PIV and trickle vents fitted where needed
- Leaks, gutters and cold spots fixed on the outside as well as the inside
- A follow-up check, or sensor data, to show whether the fix worked

Questions
What do social landlords ask us first?
What does Social Housing Contractors do?
We are a works contractor for social landlords. We carry out responsive repairs, void works, damp and mould remediation, planned programmes such as kitchens and bathrooms, retrofit, fire doors and other building safety works, adaptations, and communal and estate improvements, for housing associations, councils, ALMOs, supported housing providers and main contractors.
Who is the contracting company?
Social Housing Contractors is a trading name of S&K Property Investments and Improvement Ltd (company number 16932889), part of the S&K Group. We manage our own site teams and specialist subcontractors, and we can take the principal contractor role under CDM 2015 where you appoint us to it.
Do you work across the UK?
Yes. We work for social landlords in England, Wales, Scotland and Northern Ireland, and we follow the rules that apply in each nation, which differ on damp and mould timescales, electrical inspection, alarms and housing quality standards.
Can you meet our Awaab's Law timescales?
The legal duty sits with the landlord, and we work to the dates you give us for investigation, making safe and repair. We record attendance, access attempts and readings so that your records show what was done and when. Our timescale planner shows the key dates for England and Scotland.
Are you on a procurement framework?
We do not claim framework places on this website. Social landlords can appoint us through below-threshold quotations and other routes allowed by their procurement rules, and main contractors can engage us as a tier-2 subcontractor on framework work. Our procurement page explains the routes.
What accreditations do you hold?
We do not list accreditations here. Tell us what your supplier onboarding requires (for example SSIP or Common Assessment Standard, insurance levels, Gas Safe, TrustMark, MCS or DBS checks) and we will confirm in writing, before you appoint us, how each requirement is met for your work.
How do you price?
We can price against your schedule of rates (including NHF-based schedules), give fixed prices per job or per property, or price a programme per unit. Our prices page shows published, derived and estimated guide figures, each with its source.
How quickly can you start?
That depends on the work, the volume and your onboarding process. We give you a realistic mobilisation date with our quote and do not promise response times we have not agreed with you.
